The Pinellas County housing market continues to shift as we move through 2025. The latest Home Sales Trend Indicator, covering January 1 through December 1, provides a clear view of current activity. Prices remain strong, but the pace of the market has slowed. This combination creates a unique environment for both buyers and sellers.
During this period, 499 single-family homes sold across the county. That represents more than $342 million in total volume. The average sale price reached $686,255, showing that demand is still steady. However, the underlying numbers reveal changes in how buyers are approaching the market.
How Home Size Influences Prices
Larger homes make a major impact on the countywide averages. Properties with four or more bedrooms averaged over $1.14 million, which pushes the overall average higher.
Three-bedroom homes remain the most active part of the market. They made up nearly half of all sales and averaged just over $503,000. Homes with fewer than two bedrooms accounted for about 20% of sales and averaged around $368,000.
This mix shows that buyers are active in every segment. Families, investors, and downsizers are all moving, but they are doing so within distinct price ranges.
Homes Are Staying on the Market Longer
One of the biggest shifts is the time it takes for homes to sell. Very few properties went under contract in the first 30 days. Even within 60 days, the numbers remained low.
More than one-third of homes sold only after spending 211 days or more on the market. That means many listings sat for seven months or longer. The report also shows a high number of expired listings. When a home expires, it usually means the price was too high or the marketing plan wasn’t strong enough.
This slower pace reflects a more selective buyer pool. Buyers are taking their time, comparing more homes, and waiting for the right fit.
What Sellers Can Do to Stand Out
Sellers need a strategic approach in this market. Pricing is the most important factor. Overpriced homes sit longer, and many eventually expire. Starting with a realistic price helps attract serious buyers sooner.
Presentation also matters. Staging, professional photos, and well-crafted marketing make a home more competitive. Sellers should also prepare for a longer selling timeline and be open to adjusting terms or offering incentives when needed.
